A shell engineered for the lot it sits on
Black Swan Escapes builds custom structural pool shells, elevated pools, pools on piles and complex load-bearing designs. These are the pools other builders tend to shy away from, and they are the ones a Gulf-coast lot asks for: a house raised on piles, a sandy site, a yard where the pool has to be designed with the ground instead of dropped onto it.
The structural thinking is done by an in-house structural engineering team, with StructureMind Inc, a Florida structural engineering firm, as partner. The shell is treated as a structure first: how it carries the water, how it holds the soil, and, where it sits above grade, how it carries its own load. How it looks is decided on top of that, not instead of it.
Structural repair comes before anything cosmetic
Repair belongs to the same practice as new construction. In the company's own words, the work is either a new pool or restoring structural integrity, and in both cases the standard is excellence at every stage.
A new finish laid over a shell that is still cracking or leaking only hides the problem for a season. So an existing pool is assessed as a structure first and put right where it needs it, and the cosmetic work follows on a sound base. From day one of construction to handover
Tim Kapkaev, Direct Project Manager, is the on-site leader. He runs the day-to-day coordination with subcontractors and construction teams, watches quality control, and guides each pool build from the first day of construction to final inspection and client handover.
David Tajib, Principal and Director of Planning, is responsible for permitting, engineering and overall project planning, so the person who planned the job is the person who handles its engineering and permit.
